The Census Chicago-Naperville-Elgin, IL-IN metro had 9,434,123 residents in July 2025. Its same-vintage 2024 estimate was 9,411,198, a calculated increase of 22,925. Do not average these medians to create a metro estimate. The margins of error matter too. A higher point estimate is not proof of a statistically significant difference. Ask for a patient-origin and completed-visit analysis. Use properly permitted access and remove identifying details. Compare it with hygiene recall, payer receipts and the provider schedule. Have qualified people manage any access to identifiable records. Can the practice keep serving its patients under your plan? That takes more evidence than a suburb's reputation.

Two retrieved premises advertisements show why a rate alone is insufficient. Marc Realty describes a dental-use suite at 30 North Michigan. It states $30 per rentable square foot gross. RE/MAX Commercial advertises possible medical/dental space at 1742 East 87th Place. The stated rate is $48 per square foot per year, described as gross/full service. Its availability field shows a small space despite broader configuration language. These are third-party asking observations, not properties we represent or a Chicago market-rate band. Different premises, periods, expense terms and build-outs prevent a like-for-like comparison. Obtain a written proposal for the target office and compare its total obligations with the purchase plan.

Compare complete occupancy obligations

Use a complete purchase budget and a conservative opening-cash plan. A lender may be interested in you. That does not mean it has approved the target practice.
