Key takeaways

  • State whether the sale includes property or a separate lease.
  • Replace historical rent once when comparing future expense terms.
  • Track refundable deposits separately from the annual rent bridge.
  • Protect identifying premises details during early outreach.

Sell a dental practice in Detroit with clear premises economics

Begin by describing the business you intend to sell and the property rights that support it. If you own the building, decide whether the buyer will purchase it or sign a lease. If you rent, gather the executed lease and every amendment. A buyer needs to see how the premises cost changes after the owner changes.

Then connect those terms to the financial record. Show the rent charged in the historical accounts, who received it and what expenses it included. A buyer should not have to guess whether related-party rent reflects the proposed future arrangement. Make the differences clear before a broad earnings claim enters the sale materials.

Explain the Detroit market at the right scale

This guide covers the Detroit-Warren-Dearborn, MI metro, CBSA 19820: Lapeer, Livingston, Macomb, Oakland, St. Clair and Wayne counties. Census Vintage 2025 estimates show 4,390,913 residents on July 1, 2025, versus 4,377,045 in July 2024, a rise of 13,868. The metro includes more than Detroit city; it is not a patient catchment or a count of potential buyers. Census metro and county data.

Use the following whole-city context with care. These are 2020–2024 ACS five-year median household incomes in 2024 dollars, with 90% margins of error. They describe households, not the income of your patients. The table is not a ranking of practice quality. Census income file and place identities.

Whole Michigan cityHousehold income and marginEvidence to supply about your practice
Detroit$39,938 ± $937Receipts by actual payment source
Dearborn$65,324 ± $3,496Recent patient activity and appointment pattern
Southfield$68,166 ± $2,471Premises terms and actual operating costs
Troy$120,045 ± $5,601Collected fees and accepted treatment history
Warren$64,016 ± $2,638Provider schedules and continuity duties

A household median does not support a premium asking price by itself. Present the practice's own patient origins, payer mix, recall activity and earnings. Keep population dates and income periods visible if they appear in a buyer presentation. Do not describe regional growth as proof that an individual practice has unused earning power.

Keep property marketing separate from practice value

CBRE's Maple Office Park II listing in Bloomfield Township describes office or medical use, with pricing by inquiry. The page still carries 2023 availability wording. Reviewed September 19, 2026, it supplies a public premises example, not a current dental rent comparable or proof of vacant space. CBRE listing.

Your sale file needs the actual terms offered to the buyer. Separate base rent, additional charges, utilities, repairs and any landlord contribution. Confirm the premises and suite covered by each document. If an adviser proposes a market-rent adjustment, retain the evidence and explain the expense basis. Do not insert an advertised figure from another building merely because it is nearby.

Also separate the property owner from the practice entity. A payment between related parties still affects reported business earnings. It may also support household cash outside the practice. The buyer's business budget and your property income plan need their own views. The practice-with-real-estate guide explains that broader decision.

Work an occupancy-cost bridge before publishing earnings

Here is an invented annual expense comparison, not a Detroit rent estimate, appraisal or promised buyer return. Assume the practice reports $240,000 of operating earnings after $36,000 of base rent. Other recurring premises costs are unchanged and already included. The figures exclude debt service, personal taxes and sale costs. No other earnings adjustments are modeled.

Supplied premises scenarioAnnual base rentOperating earnings after that rent
Historical accounts$36,000$240,000
Proposed buyer lease$54,000$222,000
Separate higher-rent case$66,000$210,000

For the proposed lease, restore the $36,000 historical rent to the starting earnings and subtract $54,000: $240,000 + $36,000 − $54,000 = $222,000. The $18,000 decline is the added annual base rent. Do not subtract the full new rent from earnings that still contain the old rent.

The higher-rent case uses $66,000 instead. That produces $210,000, which is $12,000 below the proposed-lease case. It is a separate sensitivity, not an extra deduction on top of both rents. If other expenses change, show them in another identified line with supporting terms.

Now assume the proposed lease also calls for an $8,000 refundable deposit paid at closing. In this simplified case it is a separate cash use, not annual rent expense. The operating earnings remain $222,000. The buyer needs $8,000 more opening cash for the deposit, which remains subject to the lease's return conditions. Actual accounting and tax treatment require review of the agreement.

This bridge does not set a sale price. It helps the parties avoid debating different expense assumptions under one earnings label. If the buyer purchases the building instead, create a separate ownership-cost and financing analysis. Do not treat the absence of rent as the absence of premises costs.

Prepare the lease evidence a buyer can use

Mark which terms are executed, proposed or still unknown. A draft landlord email is not the same as a signed lease or consent. Show remaining term, options, notice dates, assignment language and repair duties. Let counsel review the actual rights and conditions using the lease review guide.

Identify known work and retain available plans, permits and service records. Confirm the responsible local government by parcel rather than postal city. Detroit city, Bloomfield Township and other communities in this metro have their own review processes. A lease provision about allowed use does not settle construction approval or clinical suitability.

If unresolved terms affect the buyer's funding, surface them before accepting a timetable built on assumptions. Ask which condition must be satisfied before closing and who will supply the evidence. A buyer may need a revised budget without requiring a change to every part of the transaction.

Support workforce and transition claims

BLS May 2025 Detroit metro hourly medians were $40.61 for dental hygienists and $24.09 for dental assistants. These are employee wage estimates, not your practice's payroll, current hiring offers or the full cost of employment. Present actual hours, rates and benefits alongside the dated reference. BLS Detroit table.

Detroit Mercy identifies its School of Dentistry at its Corktown Campus in Detroit. The institution is useful local educational context, but its presence does not establish a buyer pool, staff availability or a referral arrangement for this sale. Detroit Mercy location.

Explain the work you currently perform outside patient care. Name the tasks that require a handoff, who can take them on and what access they need. Do not promise that employees will stay or that the buyer can replace you at a regional wage statistic. Any continued clinical work needs its own capacity, pay and end-date terms.

Share the premises file without exposing the seller early

Begin outreach with a seller-blind summary that omits the owner, practice name, exact address and distinctive property details. Require an NDA before identifying disclosure to a buyer, including the lease or parcel information. Plan staff communication around the people needed to verify records, the sale's progress and actual duties. Obtain approval before a buyer contacts staff or the landlord; confidentiality does not remove required notices or patient privacy duties.

Use the confidential sale guide to control access. The Michigan seller guide addresses the broader tax-clearance, restricted-proceeds and records questions. Keep those legal and cash issues separate from the rent comparison rather than treating one completed worksheet as sale readiness.

Summary: make the future expense basis visible

A supported Detroit-area sale shows both historical results and the premises terms a buyer can actually obtain. Explain each change once, with its document and cash effect. Keep the property decision separate from business value and future staff choices. For an initial seller discussion, bring your exit goals, broad financial profile and the largest unresolved premises question.

Frequently asked questions

Should the property and practice always be sold together?

That is a decision for the actual owner and transaction. State whether property is included, separately offered or retained under a proposed lease. Compare the resulting business costs and seller duties rather than implying one structure always produces a better outcome.

Why does the example add back old rent before subtracting new rent?

The starting $240,000 earnings already contain $36,000 of rent expense. Restoring that expense and deducting $54,000 produces $222,000. Subtracting the full new rent without removing the old amount would count rent twice.

Does the $8,000 deposit lower the modeled annual earnings?

Not in the stated simplified case. It is a refundable deposit treated as a separate opening cash use, so the $222,000 operating earnings do not change. The actual agreement and accounting treatment must be reviewed.

Can this rent comparison establish my asking price?

No. It isolates one expense assumption. Value requires a broader review of supported earnings, assets, risks and deal terms. The figures are invented and are not an estimate of Detroit rents or market pricing.

What if the landlord has discussed terms but not signed them?

Label them as proposed. Retain the current written response and identify outstanding conditions. Do not describe preliminary terms or a draft consent as an executed right the buyer can already rely on.

Can a regional school or wage statistic prove buyer or staff availability?

No. Local institutions and dated wage observations provide context. Present actual roles, payroll and transition duties, and verify individual interest or availability through the approved process. Do not promise another person’s future employment.

When may a buyer speak to the landlord or employees?

Use a seller-approved plan tied to the evidence needed and transaction progress. Begin with blind outreach and require an NDA before identifying disclosure. Coordinate staff timing and landlord contact while meeting actual notices and privacy duties.

What should I bring to an initial seller discussion?

Bring your exit goals, broad financial profile, current premises arrangement and known lease questions. Identify whether you want to retain the building or keep working. Detailed staff, patient and identifying property records can wait for the proper disclosure process.
